Leasehold Property Transactions

If you are buying or selling a leasehold property, we charge an additional £600 + VAT due to the work involved.

NB Our fee assumes that:

  • This is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction
  • If leasehold this is the assignment of an existing lease and is not the grant of a new lease
  • The transaction is concluded in a timely manner, and no unforeseen complications arise
  • All parties to the transaction are cooperative and there is no unreasonable delay from third parties in providing documentation
  • No indemnity policies

Selling a property

  • You instruct us and return key documents
  • We issue contracts and respond to enquiries
  • We exchange contracts and agree on a completion date
  • We complete the sale, redeem any mortgage, and transfer the proceeds to you

Buying a property

  • We receive contract papers from the seller’s solicitor
  • We conduct searches, review the title, and raise enquiries
  • If you are taking out a mortgage to purchase, we will review the mortgage instructions and any additional lender requirements. We will act for your lender as well as for you
  • You receive a full legal report and advice
  • We exchange contracts and agree on a completion date

We complete your purchase, pay Stamp Duty and register ownership with HM Land Registry. Most transactions are completed in 8–12 weeks. Leaseholds and complex chains may take longer. We will keep you updated regularly throughout.
